Your windows and doors should open like the day they were fitted.
Servicing, adjustment and repair for uPVC, aluminium and timber, along with the hinges, locks, seals and glazing that do the real work. One visit usually fixes what most people assume needs replacing.
Replacement is rarely the first answer
Most failures we are called out to are wear in the moving parts, not failure of the frame. Hinges drop, gearboxes wear, seals flatten, drainage slots block. Left alone for a few winters, that wear turns into water ingress, rot and a genuine replacement bill. Caught early, it is usually an adjustment and a part.
Draughts around the frame
Compressed or perished gaskets stop the sash pulling tight. New seals and a hinge adjustment restore the compression.
Misted or cloudy glass
The sealed unit has failed, not the window. We measure and swap the unit and leave the frame in place.
Stiff or spinning handle
A worn multipoint gearbox, usually diagnosed and replaced in the same visit before it locks you out.
Door catching the frame
Dropped hinges or a swollen timber leaf. Realignment first, easing and refinishing only where it is needed.
Water sitting on the sill
Blocked drainage slots and tired external sealant. Clearing and resealing stops water tracking into the reveal.
Bifolds running rough
Track debris, worn rollers and out of square carriages. Cleaning, roller replacement and a full re-set of the run.

What a maintenance visit covers
A standard service runs through every opening in the property in a fixed order, so nothing is missed and you get a written record at the end.
Survey every opening
Each window and door is opened, closed and locked. We note frame condition, glazing, ironmongery and any signs of movement or damp.
Adjust and align
Hinges, keeps and carriages are reset so sashes and leaves close on even compression rather than being forced.
Clean, lubricate and clear
Tracks and drainage slots cleared, gearboxes and rollers lubricated with the right product for the material, seals cleaned and conditioned.
Repair and replace parts
Worn handles, hinges, cylinders, gaskets and sealed units changed on the spot where stock allows, or ordered and fitted on a return visit.
Report and recommend
A short written report with photographs, what was done, what to watch, and a fixed quote for anything larger. No pressure to proceed.

Every option starts with an assessment and a fixed price before any work begins.
Single service
A full run through every window and door, adjustments and lubrication included, parts quoted separately. Best if something has started sticking or draughting and you want it dealt with now.
Annual care plan
One booked visit a year, ideally in autumn before the weather turns, plus priority booking if something fails in between. Keeps manufacturer warranties intact on newer installations.
Portfolio servicing
Scheduled visits across multiple addresses with a per property report, useful evidence for damp and mould obligations and for end of tenancy condition records.
Post build handover
New windows and doors bed in over the first year. A single service after the first heating season corrects drop and settlement before it becomes a defect.

What you can do between visits
Five minutes per season keeps most callouts away. None of this needs tools beyond a cloth and a can of silicone spray.
Spring
- Wash frames with mild soap, never solvents
- Check timber paintwork for hairline cracks
- Open everything fully, listen for grinding
Summer
- Hose out bifold and patio tracks
- Re-coat any bare timber before the wet months
- Check restrictors and safety catches still hold
Autumn
- Clear drainage slots at the bottom of frames
- Lubricate hinges, locks and rollers
- Wipe seals and check they spring back

- Watch for condensation between the panes

Common questions
How often should windows and doors be serviced?
Once a year for anything in daily use or on an exposed elevation, and at least every two years elsewhere. Bifold and sliding sets benefit from an annual service because the tracks collect grit that wears rollers quickly.
My double glazing is misted. Do I need a new window?
Almost never. Misting means the seal on the glass unit has failed, so the unit is replaced while the frame, hinges and locks stay where they are. It is a fraction of the cost of a new window and takes under an hour per opening once the glass arrives.
Can you repair windows you did not install?
Yes. We work on most mainstream systems and can source hardware for older profiles. If a part is genuinely obsolete we will say so and set out the options rather than fitting something that will fail again.
Will servicing affect my warranty?
The opposite in most cases. Many window and door warranties require documented annual maintenance, and our written report gives you that record. We use the lubricants and parts the manufacturers specify.
Do you work on listed buildings and conservation areas?
Yes, and repair is usually the preferred route with heritage timber windows. Traditional box sash work, cord replacement, re-puttying and draught proofing keep the original joinery in place, which is what consent conditions normally expect.
How quickly can you attend a security issue?
If a door will not lock or a window will not close, tell us when you get in touch and we will prioritise it. Temporary security is made good on the first visit even when a part has to be ordered.
